TeraWulf disclosed on November 4 three Google credit-support agreements covering certain Anthropic obligations at its Hawesville, Kentucky campus. The underlying 20-year leases, announced in July, cover approximately 401 MW of critical IT load. The new development is the credit arrangement.

A new backstop for existing leases

Each backstop takes effect at commencement of the final data hall under the corresponding lease. Following specified payment defaults or insolvency events, Google has contractual options that include assuming the lease or, in certain circumstances, paying a termination fee. The filing also describes an interim rent-payment mechanism.

The support has defined activation terms

Credit support can affect how lenders and developers assess a long-dated compute lease. Here, coverage follows detailed conditions and has termination provisions, including sustained investment-grade ratings for Anthropic or a qualifying guarantor. It therefore requires assessment against the actual agreement.

Construction remains the capacity constraint

TeraWulf expects phased capacity delivery from late 2027 through the second quarter of 2028. Financing support addresses one part of delivery risk. Completed buildings, electrical systems, cooling and customer acceptance will determine when the contracted capacity becomes operational.
